The #1 Reason You Should Sell NOW
There may be many reasons to sell now but one that is impacting the Summerville market more than any other is the shortage of homes for sale. This is not confined to just Summerville. The National Association of Realtors (NAR) Chief Economist Lawrence Yun recently commented: “New and existing inventory is not keeping up with the fast pace homes are coming off the market. Demand is easily outstripping supply in most of the country and it’s stymieing many prospective buyers from finding a home to purchase.”
Local Numbers
Per the Charleston Regional Development Alliance, 39 people move to the Tri-County area A DAY. Don't be fooled into thinking it's all in Charleston County. Last year Berkeley County had as much growth as Dorchester and Charleston County combined. Home sales have been strong in Summerville. In the last year, 1743 homes sold. That's an increase of 9.2% over the prior year. This is great news for current sellers.
A six-month supply is generally considered a balanced market. Anything lower is a seller's market. We've been under 6 months supply for the last year.
For you as a seller, this means faster sales and rising prices. The median days a home stays on the market in Summerville has been below 30 days for most of last year. Again, awesome news.
Of course, there are lots of reasons people sell their homes. Take into account your reasons for selling and if they're compelling enough, know it's a great day to sell!
