Nexton Update

Brent Gibadlo of Newland Communities, and the VP/General Manager of Nexton, presented a Nexton Area Update this morning at the Chamber’s Monthly Morning Power Hour.

The Vision

Nexton is a 1500 acre mixed-use development project in Summerville with easy access to I-26. They just celebrated the 10 year anniversary of their start date, and anticipate another 15 years to complete the project.  It was interesting to learn about Newland Communities, the mastermind of the project.  They’ve been in business for over 50 years and have an impressive track record of creating communities where people can live, work, shop, go to school, play, and even receive medical care.   Retail shops, restaurants, business offices, a hospital and medical offices, single family homes, multi-family homes, apartments, parks and green spaces, walking trails and schools are all part of the plan.

Proper Planning

Brent stated, “Nexton is a fresh, authentic response to what people and businesses need today to be healthy, creative and successful.”  Green spaces are valued and creative use of the land allows it to be both beautiful and functional.  For example, a lovely park with a pond is designed so all aspects of the park can be enjoyed, but the pond is also used for storm water retention.  When we had the 100-year flood in the last couple of years, the pond filled up, the green spaces of the park were covered with the over flow and no streets or homes flooded.  The water receded and the park was once again a place for people to enjoy.  This gives you an idea of the creative planning that is happening throughout the project.


Points of Interest

  • The new I-26 interchange is complete
  • Five miles of new parkway is open allowing traffic from I-26 to reach Hwy 176 without getting on 17-A
  • The internet is all fiber and offers 10GB speed (really fast!)
  • Ten miles of walking / biking trails have been completed so far.  The plan includes a total of 50 miles of trails once complete.
  • Nexton sold 254 homes in 2018.  It ranks the #2 best selling new homes community in Charleston (2018 second to Cane Bay)
  • 518 homes are currently occupied
  • There are 630 students at Nexton Elementary
  • $175 Million in development invested to date
  • MUSC is opening a 128 bed hospital, completion will be late 2021 or early 2022

Nexton Square – More Options for Summerville

Nexton Square is opening next month, June 2019.  This will be a mixed-use area including retail, restaurants and services to support the community, like gyms.  There will be numerous outdoor dining options.  Several restaurants mentioned in the meeting were well-known and local to the Charleston area.  Poogans Porch, Halls Chophouse and Taco Boy to name a few.

The desire for businesses to provide their employees a place to work and live that they can enjoy is driving this community type.  The green spaces, ability to walk to numerous restaurants for lunch and dinner, close proximity to their kid’s school, and nearby medical facilities all offer more value to employees.  Businesses also want nearby hotels and Nexton has five: Courtyard by Marriott, Residence Inn, Hilton Garden Inn, Homewood Suites and Cambia.

  • Brighton Park Village features 611 single family homes, 66 townhomes and 320 apartments.
  • Del Webb opened in November 2017, is a 55+ community and their 26,000 sq ft amenities center is opening in July.
  • North Creek Village is the newest section and is near 176.  It has over 600 homes, is closer to schools and will provide entry level homes into Nexton.
